TENANT REPRESENTATION

While a subset of real estate consulting, tenant representation is such a highly specific combination of recommendations and implementation that it deserves special mention. Our service goes well beyond any other firm in our marketplace, and involves the full range of our real estate skills. The scope of the service and the intensity of effort make this service unique in the industry.

  • We obtain and review lease proposals and negotiate all aspects of leases and other related contracts including architectural, construction and relocation agreements;

  • We oversee all details of design and construction through completion as the tenant's representative; and

REAL ESTATE CONSULTING

We are best known for our consulting services. Our specialty is representing non-real estate companies and firms in their real estate needs. This is a highly individualized service and requires a substantial amount of strategic planning to coordinate the real estate aspects with the business strategy of our client. Our focus includes:

  • Providing opportunities to explore strategic and operational alternatives;

  • Helping to establish the client's goals and objectives;

  • Identifying the influences of anticipated market forces and other trends;

  • Factoring in our experience as asset managers, developers, investors and marketers; and

  • Achieving results with a custom designed real estate strategy and operating plan.

INVESTMENT PORTFOLIO ACQUISITION AND MANAGEMENT

Originating and structuring real estate investments. Real Estate Investment Strategies, on behalf of a long term non-real estate client, initiated discussions, negotiated and successfully purchased for the client a one hundred million dollar Class “A” suburban office building.

 

For another large client Real Estate Investment Strategies helped them exercise their purchase option for one of the premier buildings in Center City Philadelphia and then sell the building for a significant profit.

 

For other clients Real Estate Investment Strategies has done economic modeling and analyses and helped clients in making their decision to purchase or lease.

PROPERTY/VALUE ADDED

Identifying undervalued assets in need of restructuring and then bringing the resources and skills to bear to create an investment grade asset. A Huff Equities company set up for this particular endeavor, identified a financially troubled nineteen story Center City office condominium, located an out-of-town investor, caused the notes to be submitted to auction and purchased them at $.20 on the dollar, converted over 90% of the mortgages to fee ownership, re-leased the property through another Huff Equities company, and created superbly performing financially healthy asset.

DEVELOPMENT

We are experienced developers of new commercial and industrial properties, ranging from high quality suburban office parks to central business district high-rise office towers. We have extensive experience in the rehabilitation of older buildings. We combine our skills as land use planners, marketers and as asset and construction managers to create the maximum values that are reasonably obtainable. We thoroughly evaluate all aspects including loan applications and we work through the regulatory approvals all the way through tenant occupancy. Following completion, our asset management and marketing teams can assume control to assure project continuity.

LEASE AUDITING

Available on a contingency fee basis, we will review your current situation to determine if you are being billed correctly including:

  • In depth review of your lease;

  • Analysis of operating expenses, including electric bills;

  • Analysis of real estate tax expenses;

  • Analysis of proportionate share allocations; and

  • Remeasurement of space.

CONSTRUCTION AND RELOCATION SERVICES

We offer to our clients construction coordination and evaluation which might include:

  • Project scheduling;

  • Space planning, finish selections coordination;

  • Construction estimating, design incorporation;

  • Construction bidding, construction pricing analysis, contractor selection;

  • Tenant improvement tradeoffs, construction monitoring;

  • Furniture, signage, plantings and artwork inventory, pricing and selection;

  • Selection and delivery of plantings;

  • Signage selection and coordination; and

  • Mover selection, moving; and punch-list reconciliation.

Although we are not licensed architects or engineers, and do not approach construction services from those perspectives, we will perform many of the above tasks directly, while with some, such as space planning, we will assist in the selection of other firms to take the lead, continuing to provide "value engineering," budgeting and contracting assistance and contract administration.

MARKETING/LEASING

Establishing a product to sell in whatever market climate exists requires a working knowledge of existing market conditions, anticipated market conditions, the asset overview, the tenant profiles and the economic objectives. Then you need to marry the above requirements, set a pro forma including the construction/tenant improvements anticipated expenditures and maximize value for the Tenant and the Landlord.

Huff Equities specializes in marketing properties in a difficult market. This requires a thorough understanding of the owner's/asset manager's leasing goals and leasing pro forma, and the ability to position the asset to maximize current market trends. In addition, it is key to respond quickly and aggressively with each tenant prospect and to make projects happen.

ASSET MANAGEMENT

Probably the key skill in any real estate process, this involves identifying the optimum way to position an asset, knowing how and when to buy, overseeing the improvement, leasing and property management, and knowing how and when to sell. This process is driven by the investment goals of the owner and the constantly changing opportunities in the marketplace, and constitutes a core competency of Huff Equities.
